Property & Real Estate
Real estate runs on relationships, and relationships start with the right team. HBG recruits licensed property managers, sales agents, leasing consultants, and administrative professionals who understand the pace, compliance, and client expectations of the Australian property market.
Our Approach
Real estate agencies need professionals who understand tenancy legislation, trust account compliance, and the art of client management. Our recruitment process is built around the specific competencies that drive success in property.
Every property professional we place holds the relevant state licence or certificate of registration required for their role. We verify licence currency, CPD compliance, and trust account experience before presenting any candidate to your agency.
We recruit property managers who can hit the ground running with existing portfolios — experienced in tenant management, lease renewals, maintenance coordination, arrears management, tribunal representation, and trust account reconciliation.
From boutique residential agencies to national commercial property firms, we recruit across the full spectrum of real estate operations. Our candidates understand the distinct workflows, compliance requirements, and client expectations of both market segments.
Not sure if a candidate is the right cultural fit? Start with a temporary placement and convert to permanent once you are confident. This approach reduces hiring risk and gives both parties time to evaluate the working relationship before making a long-term commitment.
Roles We Fill
Temporary, contract, and permanent placements across residential and commercial real estate.
Sectors We Cover
Day-to-day management of residential rental portfolios — tenant screening, lease administration, condition reports, maintenance coordination, arrears management, and tribunal representation.
Leasing, management, and asset services for office buildings, retail centres, industrial facilities, and mixed-use developments. Professionals experienced with commercial lease structures and tenant negotiations.
Management of owners corporations, strata committees, and body corporate entities — meeting coordination, by-law enforcement, maintenance fund management, and sinking fund planning.
Licensed agents and sales representatives for residential and commercial sales — from prospecting and listing through to auction management, contract negotiation, and settlement coordination.
A Day in the Life
A growing residential agency in Sydney’s eastern suburbs has just won a 60-unit off-the-plan development for lease-up. Their existing property management team is at capacity with 400 properties under management. They need a senior property manager to take on the new development portfolio and a leasing consultant to handle the initial tenant procurement. The principal calls HBG on Tuesday, and by Friday has interviewed two candidates — one with eight years of property management experience and a portfolio track record of 150+ properties, the other a leasing specialist with strong digital marketing skills and experience running high-volume open-for-inspection campaigns.
The senior property manager starts the following week. Within the first fortnight, they have set up the development in the agency’s PropertyMe system, created condition report templates specific to the building’s fixtures, established relationships with the building manager and body corporate committee, and begun processing the first tranche of lease applications. The leasing consultant coordinates professional photography, drafts listings for realestate.com.au and Domain, schedules group inspections, and processes 30 applications in the first three weeks — achieving 85 per cent occupancy before practical completion of the final stage.
For agencies facing unexpected staff departures, the timeline is compressed. When a property management team leader resigned with two weeks’ notice and a portfolio of 180 properties, HBG placed an experienced temporary property manager within five business days — someone who could immediately manage the portfolio, handle urgent maintenance requests, attend a scheduled NCAT hearing, and provide continuity to landlords and tenants while the agency recruited a permanent replacement.
Market Context
The Australian real estate industry is experiencing high turnover and persistent difficulty attracting and retaining property management professionals. Industry surveys consistently show that property management has one of the highest attrition rates in real estate, with many professionals leaving the sector within three to five years due to workload pressures, after-hours demands, and the emotional toll of tenant and landlord conflict management.
HBG addresses this recruitment challenge with an approach specifically designed for the property industry. We understand that a licensed real estate agent is not automatically a good property manager — and vice versa. Our screening process assesses candidates on the specific competencies that drive success in their target role: for property managers, that means portfolio management capability, legislation knowledge, trust accounting, and conflict resolution; for sales agents, it means prospecting discipline, negotiation skill, and market knowledge.
Compliance is non-negotiable in real estate. State-based tenancy legislation, trust account regulations, and licensing requirements create a regulatory framework that every practitioner must navigate correctly. Errors in trust account handling, bond management, or notice periods carry serious consequences — including fines, licence suspension, and reputational damage. HBGrecruits professionals who understand these obligations and have demonstrated compliance in their previous roles, so your agency’s regulatory exposure is minimised from day one.
